WOW 2015 already. I do not know where 2014 went. HAPPY NEW YEAR!!!

What will happen this year?

LANDSCAPING: Synthetic turf will be in place on most if not all the areas along the sidewalk. We will see how far our budgeted $4800.00 goes.
Our Landscaping committee is meeting and making recommendations for our curbside appearance.

MAINTENANCE: Thanks to the General Manager’s help, we are reworking our reserves and will recommend a direction for bringing our village up to date. The direction I have in mind is to enhance our infrastructure and make it look more appealing to visitors and prospective buyers.
I propose:
1.     Getting rid of unsightly TV and Internet cables and replace them with wiring to each home. Establish rules for cable companies, no drilling into our roofs for dishes, as it causes leaks. Use a cement block instead. Clear unused dishes, and in the future require dishes be labeled for the unit serviced. Currently cable companies and owners abandon them and you pick up the disposal cost.
2.     Replacing all the aging patio and garbage fences, which are failing and are also unsightly.
3.     Replacing the aged siding on condos.
4.     Resealing the driveways between garages.
The above will be in addition to our scheduled replacement of drainpipes, painting, and roofing.
Depending on the work, this can be accomplished without an assessment. I do not want a special assessment and I am sure you do not. There are ways to upgrade our infrastructure, which is needed, without increasing costs. I do not want in HOA terms to “Run to Fail”, which means put it off till you are in trouble. All recommendations will be briefed at a town hall meeting.

SOLAR: I am working on estimates for solar on the garages. I want a solar company that charges by use, not to buy or lease solar equipment. Anyone with ideas on solar contact me.

PRIORITIES: In the near future, you will receive a letter requesting you reply on our priorities for Antigua Village. Please reply.

FUTURE: There are some questions on proposing resolutions. Any resolution I propose will be discussed with owners just as I did last October. If you have questions or comments please contact me via personal contact, telephone (619-840-8566), email (Directorantigua@aol.com), or a letter to the HOA. I always respond.

DOG FECES: I have not brought this up recently. Last week I walked the sidewalks and found five, yes five, places where dog feces were on artificial turf or grass. All were fresh. Unacceptable. Please pick up after your dog. Report violators and property owners please advise your tenants. Residents say others come to our village to walk their dog. I suspect it is people in our village for the most part.

RENTERS: I do not have a complete list of renters but know there are many (over 50%). In addition to mailing this letter to you, I will deliver a copy to every doorstep so renters in Antigua will be informed.

TERMITES: Our termite fumigation was successful I have had spot checks and found no new damage. However, I saw termite migration late last summer so they are coming back. We should be pest free for several years.

RESOLUTIONS: This month the HOA Board will consider three resolutions, two of which were discussed and voted on at our Village meeting. Over 40 attended our meeting with 33 voting on the resolutions.
1.     Towing vehicles parked in front of garages. We will tow but have protocols in place to ensure maximum effort to contact the violator before towing.
2.     Not allowing open pit fires on patios. This is a safety consideration and a smoke nuisance.
3.     Charging homeowners with electric chairs on the steps to upper units if the adjacent owner incurs additional charges for deliveries to their home. (Not discussed at our meeting, but is a problem.)

CAYS ENTRANCE: the committee has addressed the Cays entrance design. The construction start has been delayed for a couple of reasons. Currently there is a request for extra funds that the City is reviewing. Secondly, the Entrance Committee is reviewing proposals for location and design of the Kiosk.

PARKING: Remember Antigua Court is a public Street. Recently someone left a note on a vehicle telling them not to park in front of their sidewalk. That note was not neighborly and inappropriate
