General Manager's Newsletter - October 2024

10/3/2024

Dear Coronado Cays Homeowners and Residents,

Fall is in the air although summer is still trying to linger with sunny weather predicted this week (and foggy nights). Halloween decorations are going up around the Cays, some a bit earlier than others, and cooler nights are a nice change. School is back in session and the Strand is backed up again in the mornings until you get past the Amphibious Base. Plan on extra time in your commute going north on the Strand during morning rush hour.

Bulky Trash Curbside Collection: Do you have trash that is bulky, or too large or too heavy to put inside your collection cart?  The next Bulky Trash Curbside Collection day for the Cays will be October 14th.  This is a great opportunity to clean up around the house.  And while you are cleaning up around the house, you can deliver your Household Hazardous Waste every second and fourth Saturday of the month (unless it falls on a holiday weekend or it is raining) from 9:00 am to 2:00 pm to the Coronado Public Services Facility located at 101 B Avenue in Coronado.

Boaters: Did you know that all motorized vessel operators aged 60 and younger are required to complete a boating safety course and obtain a California Boater Card.  And, starting in 2025, the over-60 crowd will need their Boater Card as well.  To apply for your California Boater Card, you will need to pay $10 and take an online boating safety course such as the Boat U.S. Foundation Class for California (free, it will take a few hours).  You should get your card in less than a week and you can do the whole process from your computer!

Marine Flare Collection Event: Bring your expired marine flares to the Port of San Diego collection event. Expired marine flares will be collected at the Shelter Island Boat Ramp parking lot (2210 Shelter Island Dr, San Diego, CA 92106) from 8:00 am to 12 Noon on October 26, 2024. Additional information can be found here.

City Council Member Candidate Forum: The Coronado Cays Homeowners Association invites the community to attend a City Council Member Candidate Forum on October 15th from 6:00 pm to 7:30 pm at the Coronado Cays Yacht Club.  The forum will provide an opportunity to hear from each of the 2024 candidates for City Council about specific topics that affect us.  If you have questions that you would like to submit in advance, please email them to assistantmanager@cchoa.org

King Tides: Every winter we get some very extreme high and low tides.  This year, the ‘King Tides’ will be November 15-17 and December 13-15.  This is your best chance to see the remnants of the SS Monte Carlo shipwreck on the beach in front of the Coronado Shores.  In addition, the California Coastal Commission is running the California King Tides Project where you can share your photos of extreme tide events.

Update from the City of Coronado: After Labor Day weekend, the Summer Shuttle (the 904 bus) was retired for the season. The Island Express will continue to operate through early December when it concludes its six-month pilot. The City has identified a “like-for-like” replacement for the Cays Park playground equipment, contract for the new equipment should be coming this month. And the City is trying to plan an onsite workshop to share the initial ideas for the North Cays Playground renovation.

Off Leash Dogs in Cays Park: The City has received a number of complaints about off-leash dogs in Cays Park in areas where they should be leashed. The City is discussing changes to refresh and update the signage around the park, considering elements to delineate the boundaries of the dog park (but no fences), and enforcement.

Landscape Maintenance: Assistant General Manager Mike Gaylord has been taking a more active role in landscape walks and the documenting of work orders and enhancement requests. We are experiencing cooler temperatures and lowering turf heights in preparation for scalping, dethatching, aerating, and overseeding lawns. We are aIso implementing a weekly rotation in condominium and single-family home villages by splitting the villages into four sections and focusing on a single section each week.  This shift is aimed at addressing the need for more detailed care while improving efficiency by not jumping around to address individual homes. I expect Crossman to shift to mowing every other week in mid-to-late October which will also free them up to focus on trimming, weed control, and white flies. Crossman recently completed numerous enhancement projects throughout the community and is ordering plants for the next group of approved proposals. The trimming of palm trees was completed in Port Royale Village on October 1st.

Maintenance Projects:

Completed projects since my last newsletter include:

  • Jamaica Village clubhouse and beach gazebo termite tenting
  • Bahama Village Phase 3 Trim Cycle Painting
  • Bahama Village Globe light post painting
  • Kingston Village landing and balcony waterproofing reseal
  • Installation of air hand dryers in the Association Buildings and Clubhouses / Pools (removed paper towels to reduce environmental footprint).

Projects already approved and in progress include:

  • Antigua Village breezeway lighting replacement
  • Bahama Village Sound Wall Repairs (Section of wall near entrance to Green Turtle)
  • Montego Parking Structure Rebuild (Special assessment collection in progress. Expected start date is October 7th)
  • Mardi Gras Village Complete Paint Cycle (30 townhomes)
  • Mardi Gras Village balcony waterproofing reseal

Code Enforcement Reminders: Ongoing complaints from owners and the increased number of residents in the Cays have prompted the following reminders. Please remember, the rules apply to your tenants and your guests.

  • Property Rentals MUST have a minimum stay of 26 consecutive nights and ALL guests MUST abide community rules.
  • Please pick up after your pets and be mindful of “disturbing the peace”.  Dogs barking excessively is considered a nuisance.
  • Blocking sidewalks parking your car in your driveway is not only against the law and in violation of the HOA Member Handbook but endangers pedestrians that must walk in the street to get around your vehicle.
  • Storage of items such as kayaks, paddle boards, floats, and chairs on dock head walks in Jamaica, Kingston, Antigua, and at the Trinidad clubhouse is prohibited due to safety reasons. Storage of kayaks and paddleboards on dock fingers is only allowed in Kingston Village with the consent of both adjacent owners and the submission of appropriate paperwork.
  • Parking is limited to 72 hours on streets and in off-street parking areas. You can park in your garage for as long as you want! Remember, our HOA 72-hour rules match the City’s 72-hour rules!
