New Monthly Assessments beginning July 1
The CCHOA Board of Directors approved the 2024-25 Annual Budget at its meeting on May 2nd. It includes an increase for both the Common Budget and the Blue Anchor Budget.
After three years of no increases from 2018-21, inflation has impacted the Common Budget in recent years in several areas, most notably wages, materials, and insurance. The increase for the coming year is 12.45%, or $18.00 monthly, for a new total of $162.59. This amount is paid by all Cays homeowners.
The Blue Anchor Budget will increase 4.9%, or $1.66 monthly, for a new total of $35.69. The increase is due primarily to increased costs of labor and materials. One of the projects for next year will be to replace the vinyl fencing at the end of Spinnaker Way with new aluminum fencing. The vinyl fencing at the end of Buccaneer and Blue Anchor Road will be replaced in coming years.
The new monthly Blue Anchor assessment beginning July 1 will be the sum of the Common and Blue Anchor amounts- $198.28. Please remember to update your automatic payment schedule if you have one, or use the new amount in writing your checks beginning with your July payment.

Cays Entrance Project
I have received questions from some of you regarding the work currently taking place around the entrance and entry circle. This is Phase Two of the Cays Entrance Project, designed to complement Phase One, which was completed earlier this year. New plants, hardscape, and a drip irrigation system will be installed for a fresh, new look in and around the entry circle. The work is currently scheduled for completion by the end of June.
