Dear Coronado Cays Homeowners and Residents,
April is here, and summer seems like it is just around the corner. Easter is over and March Madness and Spring Break are coming to an end. The wet winter weather is trying to hang on but soon the warmer days and clear skies will prevail. I celebrated five years as the CCHOA General Manager on April 1st and am looking forward to at least five more. I have learned a tremendous amount about managing the Coronado Cays from the Board and committee members, Legal Counsel, Staff, and owners. I am thankful and appreciative of everyone’s patience as we tackled tough issues and executed numerous projects to improve our community. I feel we have made great progress but still have much work to be done. Neighbor-to-neighbor issues are the hardest to resolve and take the most time/energy/legal expense to try to manage. Better communications is always a goal for the Staff and this newsletter is part of that effort. How can you help? Get to know your neighbors and work together to resolve issues and assist each other. Fill out the annual request for addresses that was sent out to every member last week as required by state law, so we have your updated contact information. Read the annual disclosure and budget packet and update your monthly assessment amount in time for the July 1, 2024 payment. Together we can make the Cays our paradise on the bay!
Coronado Cays HOA Annual Meeting: The Annual Meeting will be held at Loews Coronado Bay Resort on August 29, 2024. Each year five Villages elect a director for a term of two years. This year Jamaica, Green Turtle, Antigua, Bahama, and Trinidad will be electing directors. A request was mailed on March 29th for those interested in serving as Director of those named Villages, along with a request for volunteers to serve as an Inspector of Elections. Details will be mailed and posted to our website as the date approaches. We look forward to seeing you there!
Cays Park Master Plan: A final public presentation will be made to the Parks and Recreation Commission on April 18th before City Staff present the plan to the City Council in May 2024.
Caulerpa Prolifera Update: Follow-on surveys are being conducted to ensure the barriers are securely in place and to make any needed adjustments. Fragments of Caulerpa have been found on top of and near the barriers. Divers are cleaning up the barriers and treating the infestations. Additional surveys in and around the Cays and adjacent bay are also being conducted. Boats located in and transiting the affected areas are reminded to use caution so as not to disturb the barriers or cause damage to their boat at low tides. Barriers are expected to be installed for approximately another 12 months.
Cottages at the Cays/Port Master Plan Update: The Port of San Diego and Coronado Boat Storage leaseholder, Keith Mishkin, are continuing to discuss a practical valuation of the leasehold based on revenue generation, purchase price, and investments into developing the leasehold.
Landscape Maintenance: Rainstorms continue to roll through Coronado on a weekly basis and we are taking advantage of them to save on irrigation costs. Crossman has shifted to weekly mowing and edging as well as weeding and trimming. Enhancement crews are working on installing additional plants and mulch in Trinidad Village, installing new plant material in Port Royale, Kingston, Montego, and Mardi Gras Villages, and performing a drainage project in Jamaica Village. Irrigation technicians are replacing inoperable/leaking irrigation control valves and quick couplers throughout the community. Trimming of Bahama Village trees and Green Turtle Cay palm trees was completed. Jamaica Village deciduous trees are scheduled for April 3rd.
A major renovation/redesign of the Cays entrance exterior, medians, and circle will commence in early April. The turf is drying out after recent rains before being removed. Designs were previously reviewed by the Cays Entrance Committee and approved by the Board of Directors. They have been posted to the CCHOA website and are available at the Admin Office for members to view. The renovation is expected to take approximately three months to complete.

- Port of Spain North wall stucco repairs
Projects already approved and in progress include:
- Tile roof underlayment replacement on Tunapuna Lane (70% complete)
- Antigua wood repairs/painting (fences, stairways, railings, pergolas, 70% complete)
- Montego Parking Structure Rebuild (Advisory vote held to provide feedback on design specifics, Board decision to use a 7 foot vertical opening on parking structure and torch down roof for existing parking structure roof renovation, response to initial feedback from City’s plan reviewers being prepared including stormwater handling requirements, additional sub-contractor bids for the project received)
- Dock piling replacements in Jamaica Village (Permits received, project delayed by contractor until after least tern nesting season ends in the fall)
- Dock finger and headwalk replacements in Kingston Village (Permit approved, manufacturing of dock sections continues, Bellingham Marine is projecting a project start date of mid-May 2024 after Phase 1 of Bahama Docks project.)
- Trinidad mailbox replacements (Parts in hand, CCHOA Maintenance Team commenced installs but needs more personnel, collecting contractor bids.)
- Port Royale exterior wall renovations (65% complete, needs color coat)
Code Enforcement: Do you see things that need addressing that are the City of Coronado’s responsibility to maintain? Download the Ask Coronado app on your phone and submit issues directly to the City. I have personally submitted numerous issues to the City and find the app very easy to use. The app updates you on the status of the issue as it works its way towards completion. Streetlights being out, graffiti, missing signs, uneven sidewalks, and potholes are typical items that can be submitted directly to the City. More immediate items including water main leaks can be reported via the Police non-emergency line at 619-522-7350. If it is an emergency, dial 911.
Calypso Café New Hours: Calypso is shifting to new hours starting April 15, 2024. Calypso Café will be open from 7am-6pm Monday through Saturday.
