Dear Coronado Cays Homeowners and Residents,

It was a busy last week with the CCHOA Annual Meeting and the first public forum for the Cays Park Master Plan. Loews did an excellent job as our host again this year by providing a beautiful venue and scrumptious food. The Loews Team also had a surprise for Cays residents by announcing and handing out a new Cays Club discount card. The card was the result of an ongoing collaboration between the HOA and Loews and a desire to reconnect with the Cays community. The card provides for a 15% discount on food and beverages at the Crown Landing, Cays Lounge, and the Silver Strand Exchange. If you were not at the annual meeting, you can receive a card by visiting Loews and inquiring at the Concierge Desk.

Congratulations to our newly elected Directors. After an hour-long meeting during which time President Crisson, General Manager Angelino, and Treasurer Bob Rood updated the Association on the accomplishments of the last fiscal year, discussed this year’s projects, goals, and critical issues, and shared a snapshot of the financial health of the HOA, election results were announced. All five incumbent Directors were re-elected for another two-year term. Rick Hine from Kingston Village, Janice Nierenhausen from Montego Village, Mark Crisson from Blue Anchor Cay, Becki Lock from Port Royale Village, and Bob Rood from Mardi Gras Village will continue to serve as directors for their respective villages. A short organizational meeting was held immediately following the Annual Meeting to elect CCHOA officers. Mark Crisson was elected to serve another year as Board President with Tom Schibler as Vice President, Becki Lock as Secretary, and Bob Rood as Treasurer.

As I mentioned, the first public forum for the Cays Park Master Plan was held on September 12, 2023 at the Coronado Cays Yacht Club. Over 100 attendees were treated to the first look at four proposed schematics for the park based on a percentage of current active sports areas. 100%, 75%, 50%, and 25% plans were shared by designer Glen Schmidt after introductory remarks by Mayor Bailey and City Manager Friend. Several members of the City Council were present along with other members of the Schmidt Design Group. The formal presentation was followed by the opportunity for attendees to visit four stations with displays representing the four schematics. Members of the Schmidt Design Group were available to answer questions and attendees were asked to comment on what features they felt were Pro and Con for each schematic. A follow-up announcement was sent out by the City following the event and shared via email blast with the Association and posted on the CCHOA website. Two additional opportunities are provided for residents to see the displays and ask questions although these pop-up events will not include a formal presentation. The pop-up events will be held on September 27, 2023 at the Cays Park from 4-6 pm and in the Coronado Library Winn Room on October 5, 2023 from 4-6 pm. Can’t make any of the presentations? The City wants your feedback and has provided an opportunity to view and comment on the four schematics on their Cays Park Master Plan website at cayspark@coronado.ca.us. A special presentation including the results of public feedback regarding the schematics will be made to the CCHOA Board of Directors at the Grand Caribe Room on October 19, 2023 at 2 pm. The regularly scheduled Board meeting on October 26th has been moved to the 19th to accommodate the presentation.

Cays Entrance Rear Wall: The Entrance Rear Wall project is nearing completion. Finishing touches include adding tiles to the northern and southern-most wall bump-outs, tiling the benches, and changing out the 2x6 pergola top boards for 4x6 beams (2x6 boards are sagging). Additionally, some repair work on the backside of the wall is required and painting the kiosk to match the new color scheme. The City has been requested to repaint traffic markings as well. Lastly, the post box will be relocated back to its previous location in the middle of the white curb section of the circle.

The next stage of renovations for the Cays Front Entrance is ready to commence and includes the exterior portion of the entrance. This renovation will upgrade the area to make it more water-wise, require less maintenance, and provide for a more sustainable and consistent appearance. The final phase of the Cays Entrance renovations is the Entrance circle. The landscape architectural plans are still being finalized before being presented to the Board for approval. Landscape architectural renderings of both projects will be posted on the CCHOA website.


Montego Parking Structure Replacement: The HOA and Rebuild Committee are evaluating preliminary pricing to support material selection decisions and to finalize design considerations so draft construction drawings can be created. Prior to finalizing the construction drawings, a townhall meeting will be held to review the plans and provide feedback to the architect. Once construction drawings are finalized, the permitting and bid process can proceed.


Landscape Maintenance: Crossman continues to focus on trimming bushes, cleaning up planted areas, combating weeds, and spraying white flies. Turf renovations in Common and Village areas will commence on September 18th with lowering the grass height. Expect to see brown grass roots after multiple cutting sessions. Dead grass will then be removed (dethatching), aeration performed, and overseeding conducted. Irrigation frequency will be increased to establish the new winter grass. Enhancement crews renovated the planted areas inside Trinidad/Kingston pool, along the entrance to Green Turtle, and the ends of Buccaneer and Spinnaker Way in Blue Achor Cay. Additional plant material was installed in Kingston, Trinidad, Jamaica, and Mardi Gras Villages, and new mulch applied in Trinidad and Mardi Gras Villages. Palm Plus fertilizer was applied in Mardi Gras, Green Turtle, Montego, and Port Royale Villages. The next set of enhancement projects include installing additional plants in Jamaica, Kingston, Trinidad, Mardi Gras, and Port Royale Villages. Tree trimming in Mardi Gras Village was completed and Port Royale Village is scheduled for late September.

- Exterior Elevated Element Inspections in Montego, Antigua, Kingston and Mardi Gras Villages
- Jamaica Pool Fencing Plexiglass Panel Replacement

- Administrative Building Awning Replacement

- Life Ring Cabinet Installations at Jamaica, Antigua, and Kingston Docks

- Asphalt sealing and striping at TV/KV Clubhouse Parking Lot

Projects already approved and in progress include:
- Renovation of the Cays Entrance Rear Wall
- Painting in Jamaica (complete paint) and Bahama and Port Royale Villages (trim cycle)
- Tile roof underlayment replacement on Tunapuna Lane
- Antigua wood repairs/painting (fences, stairways, railings, pergolas)
- Montego Parking Structure Rebuild (Construction Drawing Phase)
- Life ring cabinet installations at Admin and Trinidad Clubhouse Docks
- Dock piling replacements in Jamaica Village (in permitting phase)
- Dock finger and headwalk replacements in Kingston Village (in permitting phase)
- Dock finger and headwalk replacements in Antigua Village (in construction phase)

CCHOA Annual Meeting Questions and Answers
1. Q: Is there some limit on the number of cars parked on the street per household? We see instances of 4-6 cars at a time for months. A: No, there is not a limit on the number of cars that can be parked on public or private streets in the Cays. Cars are, however, limited to 72 hours in the same space or parking spot on the street. A car must be moved 1/10 of a mile to reset the 72-hour limit.

2. Q: What time does the dog park (technically a dog run) open? What are the hours? They need to be posted. We are being woken up at 5:45am by barking dogs. A: City Manager Friend stated that the park hours are the same throughout Coronado, 6am until 11pm. The City would look into better signage with park hours included.

3. Q: Can you notify us by Nixel if there is going to be traffic because of the hotel each day so we aren’t late for everything for the next 18 months? Can the CCHOA post a sign when the Coronado Bay Bridge is impacted or closed? A: The CCHOA does not control Nixle. Based on the advisory messages transmitted by the Coronado Police Department, traffic delays due to non-emergency events are not announced. Too many announcements will lead to people ignoring the announcements altogether. Checking traffic and map apps on your phone can provide the necessary information. A: Nixle already announces conditions that impact the Bridge. If you are not signed up to receive notifications, search Nixle on the internet and follow the directions. Additionally, traffic and map apps can provide information regarding the fastest route to a destination.

4. Q: Why the change in the park area? Will change interface with children’s games like soccer. Q: Is there a sane and bonafide group advocating “Leave it as is” plan for Cays Park. A: The impetus for changing the Cays Park was a project to renovate the irrigation system for the park. The City felt they should investigate changes to the park if they were going to rip up the entire park to replace irrigation lines/sprinklers. Four schematics have been developed and provided for public feedback with varying percentages of active sports space. A: The City and landscape architect hired to develop the schematics for the Cays Park Master Plan met with numerous groups and private citizens from Coronado before developing the four schematics. Additionally, a survey of 464 adults residing in Coronado was conducted to provide input for the four proposed designs. I am not aware of a sane and bonafide group advocating for leaving the park as is.

5. Q: What is the possibility of adjusting control of the Montego Docks if the owner is allowing people to stay overnight for 6 plus nights. Q: What is the status of the abandoned docks on the Admiralty/Point corner? They are an extreme hazard and unsightly. A: Montego Docks facing Loews are located in Port waters and regulated by the Port of San Diego via a lease agreement with the dock owner. The CCHOA has limited influence over these docks but has previously discussed with the leaseholder boat owners staying overnight on boats moored at Montego Docks. The leaseholder planned to install new docks in the City-managed waters on the east side of Montego. A meeting with the leaseholder has been requested to follow up on plans for this area.

6. Q: What is the status of the Montego parking garage rebuild? A: Status provided during the meeting and a short update provided above. A detailed update is being prepared for the Village owners.
