Dear Coronado Cays Homeowners and Residents:

August is Annual Meeting month for the CCHOA. The meeting will be held at the Loews Resort on August 25th starting with registration at 4:30pm and the meeting itself at 5pm. We are anticipating another 400 plus owner turnout and look forward to updating the Association with the State of the Cays report. A buffet dinner reception will follow the meeting. Ballots have been sent out so please make sure you follow the instructions for voting and return your ballots to the CCHOA Administrative Office by August 24th to assist with achieving a quorum. The back of the outer yellow envelope must be completed and signed to be counted/valid. State law mandates secret ballots for elections and formal votes of the membership. If you don’t receive a ballot by the second week of August, call the HOA Office at 619-435-4353 to request a replacement ballot.

Shred Event: The July Coronado Women’s Club shredding event was another big success with 140 boxes of documents destroyed. $1,319 was raised towards scholarships for deserving high school students. Thank you to all who participated and took advantage of this convenient way to get rid of confidential documents. I am looking to make it a bi-annual event in the Cays with the next one planned for late January 2024.

Cays Entrance Rear Wall: The Entrance Rear Wall project is progressing on schedule. City inspectors approved the pergola and bench footing framing yesterday, so we can proceed with pouring concrete footings on August 3rd. Building the benches and framing the sidewalk (flat work) will be next with an anticipated bench pour on August 10th followed by a sidewalk pour on August 11th. Since the City will own the sidewalk, they will conduct another inspection prior to the pouring. What are those tall wooden poles you may ask. The pergola columns consist of 6 inch by 6 inch pressure treated Douglas fir that will be embedded in the concrete footings. Once set, the contractor will cut the columns to fit, at approximately the height of the wall. The next phase of the project will be the repair and painting of the stucco wall. We are on track to complete the stucco wall repair/painting and new mural tile installation in time for the Annual Meeting. The remainder of the project, including installing the pergola structure (constructed offsite), trellises, and landscape, will be finished by mid-September.

Montego Parking Structure Replacement: Meetings have been held with the Montego Village Rebuild Committee, pre-construction contractor, engineers, solar installer, and general contractors to assist with the drafting of the construction drawings. The devil is in the details and this project is no different. The Village voted for a solar-ready parking structure and thus, the electrical system must be upgraded to support a future solar system installation. This is also the perfect time to ensure the electrical system will also be capable of supporting electrical vehicle charging in all of the carport/garage areas since all new vehicles will be required to be zero-emission by 2035. The HOA and Rebuild Committee are pushing the contractors to provide preliminary pricing to support material selection decisions and to finalize design considerations so draft construction drawings can be created. Prior to finalizing the construction drawings, a townhall meeting will be held to review the plans and provide feedback to the architect. Once construction drawings are finalized, the permitting and bid process can proceed.

67-69 Catspaw Cape Greenway Renovation: This project was performed by the construction portion of Crossman Landscaping to correct drainage issues in the greenway and was completed last week. A final walkthrough was conducted on August 1st with no issues noted. The area will be closely monitored to ensure the plant material and turf gets established. If you get a chance, swing by and check out the beautiful landscaping.

Landscape Maintenance: Crossman continues to focus on trimming bushes, cleaning up planted areas, combating weeds, and spraying white flies. Irrigation technicians are testing sprinklers and adjusting them, as necessary to control/eliminate turf hot spots. If you see an area needing more water, please contact the Admin Office so Crossman can investigate. Enhancement crews renovated the Mardi Gras monument, renovated and replanted the large, raised planter on the north side of the Green Turtle causeway and installed additional plant material in Kingston, Antigua, and Port Royale Villages, and added new mulch and plants in Montego Village. The next set of enhancement projects include installing additional plants in Jamaica, Kingston, Montego, Blue Anchor, and Port Royale Villages and installing fractured rock along the stucco wall outside of Port Royale Village on Blue Anchor Cay Road. Tree trimming in Jamaica Village was completed.

SB 326 Exterior Elevated Element Inspections: SB 326 is a state mandated inspection based on a balcony collapse in Berkeley, CA that resulted in fatalities. An inspection of all condominium units with exterior elements over 6 ft. above the ground is required prior to January 1, 2025 and every nine years thereafter. Inspections in the Cays are scheduled for the week of August 7th: Montego 8/7-8/8, Kingston 8/8-8/9, Antigua 8/10, Mardi Gras 8/11. Notices and signs have been posted.

Reserve Projects: Completed projects since my last newsletter include:
- Seawall repairs in Montego and Jamaica Villages
- Seawall repairs in Bahama Village common areas/clubhouse
- Renovation of greenway between 67-69 Catspaw Cape (Mid-June to 3rd week in July)

- Gangway repairs and painting in Antigua and Kingston Villages

Projects already approved and in progress include:
- Renovation of the Cays Entrance Rear Wall (Mid-June to Mid-September)
- Painting in Jamaica (complete paint) and Bahama (trim cycle) Villages

- Tile roof underlayment replacement on Tunapuna Lane

- Antigua wood repairs/painting (fences, stairways, railings, pergolas)

- Admin building awning replacement (Install scheduled for August 14th)

- Jamaica pool fencing plexiglass panel replacement

- Life ring cabinet installations at Admin, Trinidad Clubhouse, Antigua, Kingston, and Jamaica docks
- Dock piling replacements in Jamaica Village (In permitting phase)
- Dock finger and headwalk replacements in Kingston Village (In permitting phase)
- Dock finger and headwalk replacements in Antigua Village (In permitting phase)

Coronado Cays Park Master Plan: City Manager Tina Friend informed the Board that the City Council will review survey results regarding the Master Plan at their August 15, 2023 meeting. Results should be available to the public following the City Council’s review. Additionally, the first public outreach meeting to review the four proposed schematics has been scheduled for September 12, 2023 at 5pm in the Grand caribe Room. All members are invited and encouraged to attend. A project website has been created for the Cays Park Master Plan process where regular updates are provided.
