Dear Coronado Cays Homeowners and Residents,

Spring is here as announced by the pink hawthorn flowers throughout the community. A favorite of the developer for hedges alongside homes and common area walls, they thrive in our coastal environment and provide a welcome display of color.

You probably noticed the partial demolition of the pergola structure at the entrance. Rotting wood necessitated the prompt removal of the wooden beams for safety reasons. The HOA’s contractor for the front entrance rear wall renovation recently submitted revised plans to the City to obtain permits to commence the project. Hopefully, the weather will cooperate, and we will be able to complete the project in a smooth fashion prior to summer. Wondering about the current mailbox location, the Postal Service approved the temporary relocation, but the HOA will be requesting to move the mailbox back to its previous spot along the circle once the renovation is complete.

Other big news for the Cays is the Port of San Diego vote on Valentine’s Day of 4-3 to allow the proposed development of North Grand Caribe Island, Cottages at the Cays, to be designated a project and move forward to the next stage. Port Staff are working with the developer to conduct a full environmental survey and impact report. The EIR process will take approximately 18 months to complete. The CCHOA’s Grand Caribe Task Force is working with various entities to oppose the development and highlight the need for an expanded park at Grand Caribe Isle for all Californians to enjoy.

CCHOA Annual Meeting: The date for this year’s meeting is set for August 25, 2023 at the Loews Coronado Bay Resort. Please mark your calendar and plan on attending. We will start the election process soon and solicit candidates for Kingston, Montego, Blue Anchor, Port Royale, and Mardi Gras villages.

Landscape Maintenance: A majority of the irrigation system remains suspended due to periodic rain. Crossman continues to perform storm cleanup, trimming, and mowing/edging lawns every other week around the rainstorms. Enhancement crews installed new plant material at Jamaica along the northern portion of Half Moon Bend, in Mardi Gras at the northern end of Tunapuna Lane, throughout Antigua Village, at the entrance to the Bahama/Antigua clubhouse, at the Trinidad pump station, and at the Bahama Village monument. Additionally, a decomposed granite pathway was installed at the central greenway in Trinidad Village and drip irrigation around the perimeter of the HOA boat storage yard. Upcoming projects include completing irrigation upgrades in the common area adjacent to 13 Aruba Bend, installing plants and hardscape adjacent to the north end of Jamaica pool, drainage projects in Jamaica Village, irrigation upgrades in Antigua Village, 67-69 Catspaw Cape greenway renovation, and installing plants in raised planters on the causeway in Green Turtle. Palm tree trimming in Common and Green Turtle was completed, and Bahama tree trimming is scheduled for this month.

Reminder: The CCHOA provides a tiered level of landscape and irrigation maintenance via Crossman Landscaping depending on the village. If you live in a condominium village, the CCHOA maintains the common areas within the village. Exclusive use common areas including decks, balconies, and patios, are the responsibility of the owners. In Jamaica, Bahama, Trinidad, and Port Royale Villages, the CCHOA maintains common areas and front yards although if you install new plant material in your front yard, you are responsible for making sure the plants get established. In the custom home villages, owners maintain their front yards while Crossman Landscape performs maintenance in the common areas. If you have a particular landscaping issue, please contact Member Services at 619-423-4353 to have a work order created.

Reserve Projects: We completed a Level 2 Reserve Study, onsite inspection of assets by a Reserve analyst, as required by law every three years. The results of the study have been incorporated into the Reserve budget. We are continuing to pursue the remaining scheduled projects for FY 2022-2023. Completed projects since my last newsletter include:

- Installation of arbutus trees at the entrance to Bahama Village to replace coral trees removed due to safety concerns

- Montego Village landscape renovations

- Green Turtle causeway stone planter repairs (initial planter repaired and the rest scheduled in Reserve Study)

- Replacement of pool heater at Trinidad/Kingston pool

Projects already approved and in progress include:

- Pipe lining of water supply piping in Kingston Village (Approximately 97%, 68 of 70, completed)

- Renovation of the Cays Entrance Rear Wall (Contract signed and working with the City for permits)

- Dock piling replacements in Jamaica Village (In permitting phase)

- Dock finger and headwalk replacements in Kingston Village (In permitting phase)

- Dock finger and headwalk replacements in Antigua Village (In permitting phase)

- Seawall repairs in Antigua Village (Approximately 90% completed)

Coronado Cays Park Master Plan: Nothing new to report on this issue although I expect to hear about public surveys soon. As previously reported, the City has selected Schmidt Design Group to develop the next Coronado Cays Park Master Plan. The CCHOA is monitoring the process and communicating with the City. Once public input dates are announced, they will be shared with the membership to maximize participation. More to follow.

Code Enforcement Reminder: Parking is always a hot topic in the Cays due to limited street parking. Please utilize your garage parking spaces and remember to not block your driveway or sidewalks as it is prohibited. We are finding many vehicles in guest parking that are being parked longer than 72 hours which are subject to being towed.

Please do not store items on the headwalks at association-maintained docks in Antigua, Jamaica, Kingston or Trinidad clubhouse. This is a safety issue and the headwalks need to remain clear. Also, dinghy docks must not be rigidly fixed to the whaler boards on the dock. These floating docks are allowed to be tied to cleats only! Otherwise, they are considered permanent docks and require a permit. Common-area breezeways in Antigua are to be clear of any items, no storage allowed.

Bike/E-Bike Safety: Please be cautious when riding bicycles and e-bikes at intersections. Bikes are treated the same as cars as far as the DMV and police are concerned and are required to stop at the stop sign and ensure the intersection is clear of other vehicles before proceeding.
