Dear Coronado Cays Homeowners and Residents,


February has arrived and hopefully you are still sticking to your new year’s resolutions. If not, now is the time for a course adjustment and to rededicate yourself to achieve your goals. February is also the start of the HOA budget planning process. The Operating budget covers day-to-day items and operations. The Reserve budget accounts for longer term items that require annual contributions to fund these critical infrastructure projects. A draft budget will be discussed by the Board of Directors and Finance Committee in March and a final budget will be approved in April. An annual disclosure packet, including the approved budget and new dues amount for each property, will be mailed to all members in mid-May.

The March Coronado Women’s Club shredding event was a big success with 165 boxes of documents destroyed. $1,029 was raised towards scholarships for deserving high school students. Thank you for all who participated and took advantage of this convenient way to get rid of some confidential documents. I am looking to make it an annual event in the Cays.

The February 14, 2023 meeting of the Board of Port Commissioners is fast approaching. The CCHOA is continuing its fight against the development of North Grand Caribe Isle and in support of a future park. The meeting agenda has not been published but the item was moved from the January agenda at the request of Keith Mishkin, owner of the Coronado Boat Storage yard. He requested a 30-day delay for an unspecified reason. A recent HOA email blast provided details on how to submit correspondence to the Port, a sample letter, and talking points. We currently have just over 900 signatures on our petition opposing the project. The plan is to meet at the CCHOA Office at 11:45am on February 14th and then carpool to the Port Administration Building on Pacific Highway for the 1pm meeting. Landscape Maintenance: A majority of the irrigation system remains suspended due to periodic rain and the turf is looking very green. Fertilizing of turf was performed last week in Port Royale and Trinidad Villages completing winter fertilizing in the Cays. Mowing is being performed between storms when turf is sufficiently dry. Weed control is becoming a bigger issue with all the moisture and Crossman is working hard to address this item and prevent future weeds. Enhancement crews installed new plant material at Jamaica monument and along the waterside walkway, Green Turtle common areas, Port Royale monument and Aruba Bend, Blue Anchor Cay monument, and in Mardi Gras. Next areas planned for new material is Trinidad central greenway, Bahama Village monument and 67-69 Catspaw Cape, and various areas within Montego Village. Crossman Landscaping continues laying down mulch in various villages as part of specific projects and landscape upgrades. Deciduous tree trimming in Common and Port Royale was completed, and Common Area palms are scheduled for this month. Palm tree trimming was completed in Antigua. If you have a particular landscaping issue, please contact Member Services at 619-423-4353 to have a work order created.

Reserve Projects: We are commencing a Level 2 Reserve Study, onsite inspection of assets by a Reserve analyst, as required by law every three years. Part of the planning process is to review the projects completed this year and any items that will need to be deferred. Completed projects since my last newsletter include:

- Replacement of navigational markers 3, 5, 7, and 17

- Roof repairs and upper window replacement Bahama/Antigua clubhouse

- Asphalt re-sealing Bahama/Antigua clubhouse parking lot

- Conceptual drawings for the Montego parking structure

- Replacement of CCHOA Admin Office air conditioning unit

Projects already approved and in progress include:

- Pipe lining of water supply piping in Kingston Village (Approximately 80% completed)

- Renovation of the Cays Entrance Rear Wall (Contract signed and working with the City for permits)

- Dock piling replacements in Jamaica Village (In permitting phase)

- Dock finger and headwalk replacements in Kingston Village (In permitting phase)

- Dock finger and headwalk replacements in Antigua Village (In permitting phase)

- Seawall repairs in Antigua Village (Approximately 90% completed)

Coronado Cays Park Master Plan: The City has selected a contractor to develop the next Coronado Cays Park Master Plan. Schmidt Design Group was hired to provide landscape architecture and planning services. The City will promote community engagement opportunities to encourage maximum participation throughout the Master Plan process. The scope of services includes a robust public outreach campaign involving the community, including workshops with Coronado Cays Homeowners Association and pop-up events in the community. Input from previous workshops and outreach will be included in the process.

After public workshops and a community survey have been completed, the Schmidt Design Group will work collaboratively with the City to present schematic designs to the community for additional input through additional meetings and pop-up events.

The CCHOA is monitoring the process and communicating with the City. Once public workshop dates are announced, they will be shared with the membership to maximize participation. More to follow.

Code Enforcement Reminder: Please clean up after your pet and dispose of waste in receptacles provided. Dog poop left in common areas is unhealthy and inconsiderate of others. It also affects the ability of the landscaping crews to properly mow and maintain our community. No receptacle in sight, please take your dog waste home and dispose of it in your trash. Also, a reminder to keep your dogs on leash at all times, except in the designated dog run area in the southwest corner of Coronado Cays Park. Do not allow your pets to dig in or destroy the common planted areas.
