I hope this short update finds everyone in good spirits and enjoying a very beautiful June here in the Cays.  I don’t know about you, but I haven’t seen much “May Gray” or “June Gloom”, have you?  


By now you should have received your annual budget package in the mail.  Let me clarify some information pertinent to Blue Anchor Village.


Homeowner’s Dues – on page 1, the table shows that our village will have a 20% increase + $105.31.  Don’t be alarmed.  Our dues have two components; the larger figure goes to maintenance of common areas and expenses associated with managing the Homeowner’s Association (staff etc).  The smaller figure is reserved to cover maintenance of our village common areas. 
Here is the breakdown of your dues, comparing last year to this year.

As you can see, this is a very small increase as we are only allowed to increase the village contribution (16.92) by a maximum of 20% per year.  As long as I am director, you may see small increases like this every year in order to build up our reserves to renew/replace plantings and fixed structures (fencing, posts, walls) in our village.  Thanks to the stewardship of Bob Shugert and Jim Besikof, our village is in good financial shape.  I hope to keep our financial reserves healthy while improving the look of our village.

 

Projects– You may have noticed that all the palm trees in our village have been skinned and trimmed.  This expense was planned for last year but was delayed.  I am sure you all agree that the trees look great!


 

The wall at the corner of Spinnaker Way and Blue Anchor had sustained a lot of damage from riding mowers.  CCHOA repaired and repainted that wall at no expense to our village.  Thanks, Nick and Tim!  Similarly, we are planning on repairing and repainting the posts at the sea wall along the entry. 

 

Down the road, I hope to have the funds to replant some of the other common areas.  They have not had new plant material in some time.  Any plantings will be low water usage.  To do it properly will take more disposable funds than are available at this time.  A small assessment per house could make this project instantly feasible, but I’m new on the job!  I would like to be thought of kindly for at least this first year.

 

CC&Rs– By law, every homeowner’s association must have their governing documents updated by January 1, 2015.  Our documents are long overdue for an update and are not in compliance with current laws governing associations.  We are, by necessity, spending CCHOA funds to have our legal counsel restate and update our CC&Rs.  This effort does not involve the re-writing of our handbook or the adoption of new rules.  Any new rules to be considered will be a further effort with full transparency to the membership.


 

EMAILS– In an effort to stay in touch with everyone, I am politely requesting that you send me your correct email and phone contact information.  This information will be held confidential and only used to communicate information concerning our village and the Coronado Cays Homeowner’s Association.  In addition to the dissemination of information, we may need to get in touch with you in case of emergency or an impending threat to the safety of your home and its contents.  Our village has not begun to participate in the safety programs initiated by Michelle Junet, and to do so will require that we be able to get in touch with each homeowner and resident.
