Dear Coronado Cays Homeowners and Residents,
Happy Holidays! Thanksgiving is behind us except for leftovers and a few extra pounds around the waist. December will be here before we know it with the annual Coronado Christmas Parade on the 2nd. Always a good way to get in the holiday spirit and enjoy a quaint local parade. December Nights at Balboa Park also starts on December 2nd, so make sure you are home early to miss the traffic. Speaking of holidays, the CCHOA Office will be closed on December 26th and January 2nd in observance of Christmas and New Year’s Day respectively.
The CCHOA is continuing its fight against the development of North Grand Caribe Isle and in support of a future park. Keith Mishkin, owner of Cays Resort LLC, is holding a second public outreach meeting with a promised presentation and Q & A session on December 3rd from 9:30-11am at the Coronado Marriott. Transportation is being provided by bus from the CCHOA Office parking lot. Departure times are 8:15 and 9:00am with return trips at 11:30am and 12:30pm. The RV-Resort proposal, now Cottages at the Cays, is copied from an already operating trailer park off of E Street in Chula Vista near the bay. One major difference is that the development in Chula Vista is separated from residential areas by I-5 and doesn’t require traffic to be routed through neighborhoods. Please support the cause and have your opinion heard by signing either the online petition at https://www.ipetitions.com/petition/cottages-at-the-cays or the hardcopy petition at the CCHOA Office. The CCHOA will also need the support of members to voice their opposition at the upcoming December 6th City Council Meeting at 4pm at City Hall, 1825 Strand Way, where the City will decide how to respond to the latest development proposal.
Landscape Maintenance: Crossman Landscaping continues to provide superb maintenance and support throughout the community. Although they are not perfect, the number of positive comments I receive are significantly greater than with the previous provider. Responsiveness is another one of their key attributes as areas of concern are quickly addressed. Monthly landscape walkthroughs are also being conducted with Crossman and used to help educate them on village specific items. Crossman is completing the turf scalping, dethatching, and overseeding project and will be back to mowing and edging this week in most villages. Lastly, the extra crew has completed leftover work from Park West and is focusing on enhancements. Adding new plant material and fractured rock, where needed, while fixing grading issues has been completed in Montego Village, Antigua Village, at the Antigua/Bahama clubhouse, at the CCHOA Office, and is ongoing in Jamaica Village. Additional projects are commencing this week in Green Turtle and Blue Anchor Cays with other enhancements planned for Trinidad and Port Royale Villages before the end of the year. A general addition of new plant material is being planned for Mardi Gras Village. The Bahama Village Director and Landscape Committee is reviewing the final draft of proposals for renovating the Village entrance and the greenway between 67-69 Catspaw Cape.

Reserve Projects: We are wrapping up the first five months of the fiscal year and have completed many of the scheduled projects including:
- Painting projects in Mardi Gras, Jamaica, Port Royale, and Montego Villages with Bahama Village scheduled to complete in the next two weeks
- Interior/exterior renovation of the CCHOA Maintenance building
- Concrete replacement work, entrance wall tile replacement, and central plaza pavers in Kingston Village
- Beach stair replacement in Jamaica Village
- Dock gangway refurbishment in Antigua Village
- Replacement of Mardi Gras/Port Royale clubhouse BBQ
Projects already approved and in progress include:
- Pipe lining of water supply piping in Kingston Village (Approximately 40% completed)
- Renovation of the Cays Entrance Rear Wall (Contract signed and being submitted to the City for permits)
- Replacement of navigational markers 3, 5, 7, and 17 and Jamaica Docks pilings (To be performed in conjunction with C Dock replacement at CCYC)
- Conceptual drawings for the Montego parking structure (Contract signed, drawings in progress)
- Dock finger and headwalk replacements in Kingston Village (In permitting phase)
- Dock finger and headwalk replacements in Antigua Village (In permitting phase)
- Seawall repairs in Antigua Village (Approximately 80% completed)
- Roof repairs and upper window replacement Bahama/Antigua clubhouse (Scheduled for December 2022)
CoronadoCays Park Master Plan: The previous planning process was scraped by the City. A new request for proposals was issued by the City and bids were received in early November. City staff is analyzing the bids and will make a recommendation to the City Council for the selection of a contractor. The CCHOA is monitoring the process and communicating with the City. Once public workshop dates are announced, they will be shared with the membership to maximize participation. More to follow.
CodeEnforcement Reminder: Charging your electric car does not mean you can ignore parking restrictions and codes. Cars must be parked in driveways perpendicular to the street and so as not to block sidewalks. Increased police patrols are looking for violators that park parallel or diagonally in their driveways and force pedestrians to walk in the street. Be considerate of others and do not run electric cables across the sidewalk either. They are a trip hazard. Best place to charge your electric vehicle, in your garage!
Good neighbor tip: Throughout the year, trees in in the common areas of the Cays and villages are trimmed on a rotating basis. This assists with keeping the palm frond debris to a minimum and managing the tree canopy. The CCHOA’s governing documents require homeowners to maintain their lot including all improvements including trees. Not sure who to contact for assistance with tree-related maintenance, Greenleaf Tree Care has been providing tree trimming and removal services to the Cays for over a decade. Ted Huffman is an arborist and his son, Jonathan, has taken over running the company while still climbing trees. Their office can be reached at 619-575-1332 to arrange for a site visit and quote.
