URGENT TIME SENSITIVE MATTER PLEASE READ IMMEDIATELY
Dear Montego Villager,
We have some bad news to convey to you about the garage parking structure. As many of you are aware, we have been monitoring the structural integrity of the parking structure for over a year and looking closely at various options involving temporary shoring (not a permanent solution) and permanent repairs (retrofitting or tear down and replace). As part of this process, we have kept our engineers involved to look at options and monitor the condition of the garage. Yesterday, the engineers visited the site to look at some newly identified conditions and to visually assess the integrity of the structure. A representative from the City was also in attendance. Both engineers opined that a structural collapse is now highly possible. While they cannot predict with any certainty when a catastrophic failure will occur, they both agreed that it is just a matter of months and recommended that the structure be vacated within 30 days. As a result of the engineers’ revised opinions, it was determined to notify the Montego owners.
PLEASE BE ADVISED YOU ARE WARNED AGAINST USING OR OTHERWISE OCCUPYING THE MONTEGO GARAGE STRUCTURE. SHOULD THE STRUCTURE FAIL, YOU COULD BE SERIOUSLY INJURED OR KILLED AND YOUR PROPERTY COULD BE DESTROYED. IF YOU CHOOSE TO USE THE STRUCTURE GOING FORWARD, YOU DO SO AT YOUR OWN RISK.
It is anticipated that ingress and egress to the structure will be blocked within 30 days or sooner by the City. Once blocked, all access will be prohibited, and residents will be unable to retrieve their vehicles and belongings.
Parking is available outside of Montego Village along Coronado Cays Boulevard. The City has been contacted to assist with allowing overnight and extended parking along with designating a loading/unloading area near the pedestrian gate with coded access. The Village Director has been working with owners to provide alternate parking for residents with a disability. Visitor parking should be utilized by those residents who need to park closer to the buildings due to illness or mobility issues. Parking is also potentially available at Silver Stand State Beach (SSSB). HOA is in contact with the SSSB parking management company and owners are requested to inform the Village Director Janice Nierenhausen at dirmontego@cchoa.org or CCHOA Member Services at 619-423-4353, memberservices@cchoa.org if they are interested in parking at SSSB and how many vehicles they will park there. SSSB can be accessed via the pedestrian tunnel located on the north of the entrance to Loews and vehicle gates are open between 7:00 a.m. and 7:00 p.m. (will close at 8:00 p.m. commencing February 1, 2022). The HOA has also reached out to the General Manager of Loews regarding parking, and although they do not expect to have open spaces available starting in February based on hotel reservations, they are willing to assist if possible. Mail and package delivery will continue as normal with vehicles avoiding driving through the parking structure.
Prior to yesterday’s site survey, HOA Maintenance had been working to prepare the empty middle trash enclosure for the storage of paddle boards and kayaks. A temporary storage rack was installed today and is now available for use. Household Hazardous Waste (HHW) Collection is held the second and fourth Saturday of each month, from 9:00 a.m. to 2:00 p.m. at the Public Services Facility, located at 101 B Avenue, and is available to Coronado residents free of charge. The HOA is also looking into an additional dumpster for the disposal of non-hazardous items currently being stored in the parking structure. All owner-installed garage doors and hardware along the southern row of the parking structure should be removed if owners wish to attempt to reuse them, Units 14, 16, 20, 22, and 90.
The Board understands the severity of the situation but would like to remind owners that safety is the primary concern. The HOA is committed to assisting the Village with parking and storage arrangements and will provide another update next week when we learn more from the City and have additional information regarding the future of the parking structure itself. This letter will also be sent electronically to owners who have previously sent their email addresses to the HOA and posted on each individual unit door and Village bulletin boards. The Board wants to move expeditiously to avoid as much inconvenience to owners as possible while being good stewards of the Village’s financial assets.
