GREEN TURTLE JUNE 2021 NEWSLETTER

I would like
to introduce myself. My name is Rudy Dew and I am the new Director for Green
Turtle. I am filling the position of
David Rothschild who has moved out of the Cays. This is my third term as a director of Green Turtle. I will be sending a monthly newsletter about
what is happening in our village. I’ve
been catching up on everything, including the budget.


Here are some
important items you should know:


1.      Coronado
Cays development has experienced settlement, piping, and washouts behind the
bulkheads; erosion of buttress-berms at the toe of the bulkheads; cracks and
distress within the bulkheads and bulkhead penetrations.


We are experiencing seawall problems in parts of the Cays.

In 2019, Mardi Gras Village installed 80 new stainless steel anchors to
re-secure portions of its seawalls. The HOA has also identified and repaired
voids behind the seawalls in Kingston and Jamaica Villages.


Terra Costa Consulting Group has been given the contract to inspect all
of the seawalls in the Cays. Thereafter, each Owner will be solely responsible
for reviewing the results and addressing them in a manner they determine
appropriate for their Lot at their sole expense. The Association will have no
obligation to perform any maintenance or repairs in privately owned Lots as a
result of the seawall study.


Each Lot Owner will be provided with the results of the Village study
including the portion of the seawall contained on their Lot. Replacing a
seawall is approximately $1500 per foot.


Speaking of seawalls, we have reached out to the City concerning
potential voids along the southern portion of the causeway on Admiralty Cross
and are setting up a meeting to investigate the issue. We experienced a void
under the sidewalk along the northern portion of the causeway sidewalk in
2018/2019 that required the City to make repairs and want to ensure repairs are
conducted, if needed, as soon as possible.


2.      Frequent
code enforcement items: 1) High volume
of trash cans being left out for extended periods of time must be out of view
from street. 2) Vehicles parked in
driveway blocking sidewalk or parallel to the road.


 

3.      The
past few months there have been several major remodels, remodels, and new
construction projects recently approved. Although these improvements add value, we are working hard to minimize
the impact to neighbors. Please be considerate of your neighbors and the
limited parking along the streets in our village. Ensure your contractors park along the
entrance to Green Turtle or along Coronado Cays Boulevard and rideshare to the
worksite. Below are approved projects and projects pending approval.
