Port Royale: Summer 2020
Hello Neighbors,
I hope everyone is staying healthy through these interesting times. I’ve held off sending an update because the situation with the Pandemic is so fluid. I’m now realizing that if I wait for things to settle down I’ll never get you an update!
As I’m sure you’ve noticed, things can change on a dime. Please keep in mind that the Coronado Cays HOA website www.cchoa.org is a good resource for the most up to date information.
Here’s what I do know:
Pool/Tennis Court:
As of this writing, the Port Royale/Mardi Gras tennis court and pool is open with restrictions. Reservations must be made in person or by phone with the HOA. Your CCHOA management is (rightfully) following the San Diego County Health Orders, so please be patient.
Landscaping:
Henry and I walk the neighborhood with the Park West Supervisor monthly. It seems there is always something to be done! The front entrance will be completed after a few finishing touches. Water-wise control valves are replacing outdated and broken sprinklers heads, which should help save on water costs. And as always, fertilizing, mulching, and replacing of plantings is ongoing.
Cays Park:
The city has placed the Cays Park Master Plan project on hold for now. The CCHOA has been assured that residents of the Cays will be alerted when meetings and/or workshops to gather our feedback are scheduled.
Financial Health:
We have finalized 2020/2021 budgets. The process included a thorough vetting of budget line items and allocations. A detailed reserve study was also completed as part of the budgeting process. This means we have an itemized list of all Port Royale assets, including expected lifespan, as well as an accurate review of replacement costs. After a bit of vigorous debate (fun!) and thoughtful discussion, we agreed that Port Royale is on solid financial footing and assessments will not increase in the upcoming year.
Clubhouse:
Renovation is complete! The kitchen and bathrooms were completely gutted and all but the appliances were replaced (although we managed to eke in a new range hood and microwave). The interior received a fresh coat of paint, updated interior and exterior lighting, new baseboards, refreshed décor, and comfy furniture. One day soon we’ll be able to open the clubhouse for use. In the meantime I thought I’d share a few pictures of the “after” … anyone remember the “before”?
I’m really looking forward to when we can have a gathering to reconnect and to celebrate!
