The CCHOA Board of Directors reviewed and discussed the 2025-26 budget at its March meeting. The proposed increase for the Common Budget (paid by all villages) is 4.58% or $7.45 monthly for a total of $170.03 per month. The proposed increase for Blue Anchor Cay is 8.51% or $3.04 monthly for a total village fee of $38.72. Our total monthly assessment is the sum of these two amounts or $208.75 per month beginning July 1, 2025.
 
The primary reason for the increase in our village budget is the expected expense for water. The rates are increasing and the weather has been drier than usual. In the case of the Common budget, the principal areas of expense increase are water, insurance, and labor. The Board will consider approval of the annual budget at its April 24th meeting. Following approval, the annual disclosure and budget packets will be sent to owners in mid-May. The final exact amount of your new monthly assessment will be included. Copies of the draft budget are available for review at the HOA Office as part of the March Board packet.
 
Blue Anchor maintains a reserve account with the HOA to fund capital equipment in the common areas of the village. Since our homes are individually owned and maintained, our reserve budget is small compared to other villages. Reserve items include our irrigation system, lighting, fencing, our monument area, and a small section of seawall. This year we upgraded our monument area, replaced parts of our irrigation system, and replaced the vinyl fence at the end of Buccaneer with an aluminum fence. The only reserve project in our proposed budget for next year is to replace the vinyl fence at the end of Spinnaker with an aluminum fence.
 
As you may have heard, the Port of San Diego will be holding a public meeting in the near future at the Coronado Cays Yacht Club to discuss solutions to the erosion problem on Grand Caribe Isle.  The erosion at the southern end of the isle has been significant over the last decade. This has resulted in a loss of portions of Grand Caribe Shoreline Park. It has also deposited large amounts of sand into the channel, significantly reducing its depth and navigability. The Port will be announcing a date for the workshop soon.
