Mardi Gras News 

CHRISTMAS PARTY FOR MARDI GRAS AND PORT ROYALE

Thank you to Kris and Herlinda Sandoval-Ryan for their efforts in setting up and making the arrangements for a really wonderful pre-Christmas celebration. It was a delightful turnout with terrific food available. Of course, it is always fun to catch up with the happenings with our neighbors.

ROOFS


Diamond Roofing will begin working on several roofs throughout Mardi Gras. They are replacing vents, chimney caps, dormers and flashing on the homes where rust has taken a toll. They are also repairing all flat roofs with a new overlay as Mardi Gras has had several leaks during the recent rains. As repeated several times, Mardi Gras has a NO DEFERRED MAINTENANCE policy and a recent roof survey indicated that corrective measures needed to be taken now. Mardi Gras will the using the $200,000 budgeted for this type of repair and NO special assessments are needed.

GROUNDS

Our general manager has been working with the grounds folks and I do believe there are improvements in the grounds. Weeds and trimming remain a source of consternation for many of our residents but I do know that the grounds folks are attempting to keep up with each of the areas. Mardi Gras has a large area to take care of with a variety of common areas that need continual attention.

The budget only allows for 20 palms to be skinned each year. I believe we have most of the palms skinned that might cause damage to the homes during high wind storms, with several to go over the next few years.

CLUBHOUSE/POOL

The clubhouse and pool that Mardi Gras shares with Port Royale has a new gate and the new pool key fob with be installed soon. Owners will be requested to pick the new fob up at the Cays office. The kitchen and bathrooms are scheduled to be upgraded rather soon.

IVY

Ivy-type plants that cling to the outside of the homes should not be planted next to the outside of your home. Unfortunately for those of you that like this type of plant, it did create some frustrations during the recent painting along Tunapuna. If you have desires to plant this type of plant, please check with the CCHOA Code Enforcement Officer before doing so.

GARAGES ALONG TUNAPUNA LANE

Some of the garages along Tunapuna Lane will have some additional touch up work done where rust spots have developed. Please be patient with the painters as the touch up spots will be left on for 2-4 days before repainting.

INVESTMENTS


The current investment rationale for the CCHOA centers on some investments remaining short term in order to meet funding expenses for two significant maintenance projects in Kingston and Antigua. Last February maturities for funds not needed for current maintenance were moved out for a longer time frame to take advantage of long term investment rates since the rates looked as though they were going to start dropping (which they did). The CCHOA currently invests in CDs and government T-Bills. Mardi Gras currently has over $1.6 million in reserves for future upkeep and maintenance. All 10 Villages must be at a 50% funding basis in reserves by 2023/2024. Mardi Gras is currently above the 50% funding rate.
