As we approach the end of the Coronado Cays Home Owners Association (CCHOA) fiscal year, I would like to bring you up to date on recent events of interest. It has been an eventful year for the CCHOA.

As you may know, our former General Manager, Michael Bennett, resigned in February. The CCHOA Board of Directors conducted a search for qualified candidates, interviewing five excellent prospects. The Board unanimously agreed to appoint Henry Angelino as our new General Manager effective April 1. You may know Henry, since he has been a Coronado Cays resident (Port Royale Village) for many years. He possesses excellent management and leadership skills, developed over a twenty-five year career as an officer in the U.S. Navy and as the Executive Director of a major San Diego law firm. He has already demonstrated his ability to effectively lead our staff and to successfully tackle difficult problems.

At its April 25th meeting, the CCHOA Board passed the 2019-20 annual budget. You should have received a copy of the budget packet in the mail earlier this month. The current Blue Anchor monthly assessment is $151.48, which is composed of two parts: the Common portion of $124 (the same for all villages) and the Blue Anchor portion of $27.50. After no increase in either portion last year, we are increasing the Common portion 1% and the Blue Anchor portion 1.5%, for a new monthly assessment of $153.12. This change, effective July 1, will support increases in the CCHOA Operating budget and will provide for enhanced landscaping and new digital water controllers in Blue Anchor. Our Blue Anchor Reserve Account is in good shape, on track to adequately fund future capital replacement requirements.

Major renovation projects in Antigua and Montego Villages were completed last year on time and on budget. We are currently in the process of moving forward with a major renovation project of Kingston Village and a significant undertaking in Antigua Village to insert epoxy liners in the building down drains.

This year we are performing all landscaping activities under a services contract with ParkWest. The total annual savings to the HOA has been approximately $300,000. The HOA Board and staff have been working closely with ParkWest to optimize our benefits under the new contract. The new landscape services schedule for Blue Anchor is as follows: 1. Mowing every Friday. 2. Weekly- maintain the entrance sign area and the area on the SW corner of Coronado Cays Blvd. and Blue Anchor Cay Road. 3. Week 1- Maintain the area along Coronado Cays Blvd., Blue Anchor Cay Road, and Buccaneer Way. 4. Week 2- Maintain the islands and the ends of Blue Anchor Cay Road and Spinnaker Way.

The Board is working with the new General Manager to develop a strategy for interacting with the Port of San Diego to renew and extend the CCHOA lease of real property and some dock areas. The lease doesn’t expire until 2034, but the Port requires leaseholders to engage with them potentially the beginning of next year. This will be a very important undertaking and is a top priority for the CCHOA.

The Coronado Cays Entrance Committee is considering various design options to further enhance our main entrance. If you have suggestions for the committee, or if you have questions about landscaping or other issues, please feel free to contact me at dirblueanchor@cchoa.org
