Antigua Village Newsletter - Fall 2016         Dennis Thompson Village Director

I wanted to update all of our Antigua owners regarding the numerous projects and subjects affecting us all.  I will be having a Village meeting on November 12, 2016 noon to 1:30 pm at the Bahama Clubhouse. I don’t like meeting for just meeting sake, but prefer to be able to share new and current information with you and more importantly get as much feedback as possible.  I want to introduce our new manager and others on our team.

First, we need to welcome our new community manager Michael Bennett to the Coronado Cays Community.  Michael has just begun taking charge of this community and comes to us with a very impressive resume of great work in other like communities in California. I as well as the Board are very excited about the improvements in our community he will be working to complete.

 

Landscape:

I have had several walk-throughs with the landscape maintenance staff as well as several homeowners. My efforts are focused entirely on improving the quality of the service we are receiving.  I am currently not inclined to spend monies on new landscape until we can figure how to maintain our existing as well as the new material we have already planted.  I truly want to see every individual entrance improve.

 

Pipe repairs:

We continue to be plagued by drain line failures. They are clearly accelerating in their frequency most likely due the aging of our community. We have had numerous leaks so far this year. These leaks and repairs cost this community significant dollars. That to say nothing of the inconvenience to the residents who are moved out while the repairs are completed. The current procedure is to test for Asbestos, which we almost always find, tent and treat the area, make the pipe and wall repairs, them restore the units damaged fixtures. It is a very expensive process. The asbestos remediation’s is $4,500.00 alone. This issue presents the largest repair item in dollar terms this Village faces. We are currently relining all of the pipes in a unit with an epoxy product. This process cost approximately $15,000.00 per unit with a 10 year warranty. To date some 6 units have been relined however we must accelerate this work to prevent those very expensive secondary repairs.

 

Outside Cables:

Many of our units have run outside cables for satellite TV. However numerous installations have become undone as well as the seal where the cable penetrates the unit being unsealed.  Further, many of those cables need to be painted to match the exterior color. Letters will be going out to those units that need updating. It’s our intent to get all of these cables hidden as part of the siding project.

Dock Monitoring:

The board is hiring a new AECC coordinator / dock master/dock monitor. This position will again allow us to monitor the boats in the slips, plus items stored on the docks. They will also assist in those items needed for repairs. We are slated to replace the dock plumbing in the near future as well as some dock electrical.

Dogs:

Well believe it or not, I need to remind some dog owners to pick-up after their dogs. In one recent walk through we counted 9, very large droppings that someone(s) had just left for someone else to remove. It's really sad that just one or two people make every dog owner feel like they are being watched.  We will be placing cameras in areas where we get complaints in order to try and catch those responsible and provide that info to the City of Coronado for their prosecution.

Parking:

Everyone knows the parking problems in our Village. One of the biggest complaints concern  those persons who park in front of their garage. It not only blocks the alley but prevents the person across the way from backing out of their garage. We are in the process of instituting a parking policy which will involve citations by our security / safety patrol, fines and towing if required. It is being formulated now and will be in force quickly. It will require some signs be place at our entrance.  As you may already know, this subject brings about a lot of passion from many residents.

Mansards:

 This is our big project for the year.  I have spent many hours reviewing options, repairs, warranties, and cost associated with each product. I have met with Helen Kupka, the board President several times about her thoughts and the extensive work already done in the Montego Village. I must tell all of you, Helen is a very impressive President and well in command of her facts and figures, to say nothing of her genuine love for the entire Cays community. We can benefit greatly from all the work done in Montego over the last two years with architects, contractors, vendors and the City of Coronado (if we can get moving). I have unfortunately at this time no exact cost estimates, but can assure everyone it is top on my list to accomplish. Dan Bick, our physical maintance manager and I are working to have those numbers soon.

 

Fences:

We are preparing to get bids for the repair and repainting of our fences. This year’s prep work will be far more extensive than in years past, so as to produce a much smoother and structurally correct product. We also have pricing to replace the existing fences with a vinyl product should that be considered. Examples of this type of fence can be seen in Kingston Village as they have switched their trash enclosure fences to vinyl.

Painting:

We will be painting the entire Village as the roof and fence work is completed. This year we will be looking to include far more prep work, such as filling holes, fixing nail holes, driving in loose nails and replacing dry rotted and rough wood prior to painting. This work will be ready to go at the completion of the siding / mansard replacement and repairs.

Cays Entrance:

As you may or may not know the general contractor hired by the City of Coronado has gone out of business. This has left our entrance completion in the lurch. The City has formulated a plan to finish the work and reports the new completion date of October 22.  I can report that as of October 25 the work is nearly complete.

Boats:

Many of you have received letters requesting that boats not be backed into the slip so as to prevent the prop wash from further deteriorating the sea walls. Antigua residents are responsible, as is the case for other Villages for the replacement of this expensive asset and related material. We will be letting a contract very soon to begin this replacement process, but be advised, the board as well as the City are going to take additional steps to get those boats turned around.
