Mardi Gras Homeowners, I want to bring you up to date since my last email in August.


Seawall


The CCHOA Board passed the best and lowest bid to install 50 helical tie back anchors in the seawall. As a reminder, the necessary funds were in the budget for this expense. These anchors employ the latest technology in galvanized materials plus a high grade of stainless. They will be installed at the southern end of Tunapuna Lane, from home 113 to 83, where the seawall has been compromised the most seriously. These anchors have been installed 9,000 times with NO failures. The plan is to install them beginning from approximately 4 feet below the seawall cap where they will be angled down 21 feet. We are waiting for the final authorization from a number of agencies and their approval to begin the installation. This is no small task that Dockmaster Dan Bick is pursuing. We are hoping to begin the work in December.


Streets


As I have previously mentioned it was, and remains my hope that Mardi Gras Village could shift the financial responsibility for several of our streets to the City of Coronado. The latest stumbling block is that the streets are actually owned by all of the homeowners in Mardi Gras. Legal advice has indicated that it would be nearly impossible to take the streets out of our ownership and shift it to the City. I have not given up on finding a solution to this dilemma. All ideas are welcome.


Grounds


As you are witnessing, the drought and corresponding water conservation mandated has caused the grass to become spotty in some areas, missing or brown. Of course the weeds don’t seem to be bothered by the lack of water. Some homeowners have asked the Grounds department to change their area and plant various types of ground cover. I have asked Frank (grounds director) to hold off on individual requests until we can develop, sooner rather than later, a comprehensive plan for our Village. I do know that the CCHOA Board is equally interested in developing such a plan. Frank has developed 5 plans that are drought tolerant for the monument area at the beginning of our complex. This is a beginning and we will be pursuing ideas for the rather large grassy areas and the Common areas that we have. I am hopeful that you can send me ideas or pictures of how you would like to see our Village developed.


The grassy areas around the homes that don’t look especially nice are going to be aerated and replanted with grass seed until the overall plan can be put into place. The replanting will take very little money and hopefully the rain will restore these areas so that they look considerably better. To start the changeover in our large Common areas will take funds that we currently are not budgeted for, consequently the new plans will be moved to next year’s budget.


Debris In the Bay


Some of our homeowners have complained about yard debris thrown into the bay instead of being placed in the yard waste receptacles for pickup. Unfortunately the debris seems to flow with the tide and settle on the sand in front of their homes. For any number of reasons it would be helpful when doing yard work please deposit your yard waste in the receptacles to be picked up instead of throwing the debris in the bay.


Electrical Maintenance


I have received a notice that the electricity will be turned off in the entire Cays on October 30 from 8:00 am to 4:00 pm. I did call the Gas and Electric company and they indicated that Mardi Gras would not be affected. I am not sure that I would rely on this information so possibly you can be prepared for this event should it actually affect Mardi Gras.


Clubhouse


The clubhouse is currently being repainted. The outside has been completed and I think looks much better with the fresh coat of paint. As you know we do share our clubhouse with Port Royal including the expenses. The inside will be painted soon as well as new flooring will be installed. New furniture has yet to be selected. The furniture is old and shabby looking. New appliances were installed earlier as they were in disrepair.


Electric Pedestals


We will be repairing a couple of these that are badly rusted and I believe present a possible safety hazard. These are not in the budget but I believe are necessary to replace. We should be able to get bids for under $4,000 to replace and install.
